What is a CONSERVATION EASEMENT and what does it mean to Hawks Haven?
Conservation easements allow landowners to donate their development rights to a nonprofit land trust. In our case, we put 40 acres of Hawks Haven property into a conservation easement through the Black Canyon Land Trust, which protects the land from development in perpetuity. In return we received a tax credit for a charitable donation. We can still make improvements on the land such as building fences, sheds or corrals, but further residential development is not allowed. Our neighbor has also conserved 16 acres adjacent to us with trails available to all Hawks Haven residents. Do you plan to EXPAND the size of Hawks Haven and make more lots available? And/or, will you allow owners to SUBDIVIDE their lots?
No. Hawks Haven borders Bureau of Land Management (BLM) public land on two sides, and all other adjoining private acreage is already in a permanent conservation easement (see above). This means you can count on your views staying the same — unobstructed. Once we sell the remaining two lots, the development will be "sold out" and no further subdivision of the seven lots will be allowed.
What is a DITCH SHARE and what does it mean to Hawks Haven?
Hawks Haven owns 7 shares of Stewart Ditch water, one of the oldest and most reliable irrigation water providers from the North Fork of the Gunnison River. In 2007 we ran tests and found we can expect a flow of more than 60 gallons/minute delivered to our pump station. A 4-inch line serves the Hawks Haven neighborhood, so there will be plenty of water for your personal gardening and landscaping needs. (However, we do encourage you to grow drought tolerant native plants!)
Are families with CHILDREN welcome at Hawks Haven?
YES! Several of us have kids and we look forward to making this a fun place for them to grow up. They already love hiking and mountain biking our trails, as well as exploring our creek side habitat. Of course we hope to involve the kids in the soon-to-be created community garden, orchards and chicken coop, too. And those of us without children look forward to being surrogate aunts, uncles, and grandparents as the case may be!
What are the HOA DUES and where do they go?
HOA dues are currently set at $50 per month. The amount may be adjusted as needed.
Are there BUILDING CODES and if so, what are they?
Yes, Hawks Haven's "Design Standards" encourage members to build energy efficient modest homes that meet Built Green Colorado building standards. And like most HOAs, we do have a Design Review Committee. Just so you know, the Town of Paonia is receptive to alternative building methods such as straw bale construction.
We do not connect to a sewer system. Instead, you will need to install your own septic tank system, or a combination of composting toilets and approved gray water system. Please keep in mind the Town of Paonia requires that any building connected to a town water tap must be built using standard building codes. Outbuildings are allowed and do not need to be run through the Town's building department if they aren't connected to Town water.
We developed these proactive standards to maintain a certain quality of life for the neighborhood while simultaneously allowing members to create their own unique homes and spaces.
